The clubhouse must be left in immaculate condition after each use or rental. The clubhouse is also checked for disposable (table coverings, paper plates, towels, toilet paper, etc.) supplies following each use. When used, these products must be replaced immediately!
Use this After Rental Clubhouse Checklist to confirm everything has been cleaned appropriately and ready for the next event. Your deposit will be returned once the form has been completed, returned as instructed, and the facilities checked for cleanliness.

Safety & Security in The Cove
This is our community, and we want to keep it safe! People make the difference. One of the main reasons people prefer living in a subdivision is the sense of security it can provide. When neighbors are nearby, and especially when we get to know our neighbors, we might even ask them to keep an eye out when we are away and sometimes, we might even take them for granted without meaning to do so, expecting this will happen even when we do not ask.
Please let the Board of Directors know if you are interested in heading up or participating in a Neighborhood Watch committee. Or, if you have other ideas to keep our community safe.

Your Volunteer Board of Directors/Officers Respectively Requests That...
neighbors do not verbally present or send any communications, including verbal or written or personal communications, that can be construed as threatening, intimidating, aggressive, foul-mouthed, or any other offensive communication to any of your neighbors. These altercations are recorded and provided to the proper authorities. The Board is always open for civil discussion and will assist however possible, including helping to find a solution that will work for everyone.
In the Forest Cove POA, each property owner pays $125.00 per lot per year. For this you receive:
- Financial Management of POA Dues
- Maintenance of common areas throughout the subdivision which helps to keeps our community attractive and contributes to safety.
- Community communications via email
- Overseeing installation of streetlights
- Installing and maintenance of street signs.
- Community fishing pier maintenance.
- Maintenance of foot bridge between Section 3 and Section 2.
- Common area tree trimming as needed and as approved by the FC POA.
- Paying all utilities and oversight of street lights and signage for safety.
- Clubhouse rentals managed by POA Secretary.
- Ensuring Bylaws and Deed Restrictions are kept current as required by Texas State Laws or to keep in line with changing times.
- Invoicing annually for POA Maintenance fees.
- Collections of past due maintenance fees, including court appearances, as necessary.
- Major repairs of POA bulkheads.
- And many more items not mentioned here. Join us at our quarterly POA meetings to learn more and to present your ideas for a better community.
The Board highly encourages each one of you to secure your personal environments which can be done with lock and key, cameras, or however you deem necessary. Your neighbor is not always going to be home and driving through an entrance to Sections 1 & 3 or Section 2 is only one way to access the community.
